Working with good bones

The project consists of the renovation of an existing 60,000 sf, three-story office building for use as a medical office. Approximately 42,000 gsf of the existing space was renovated into medical office, imaging (MRI) space, physical therapy and surgery space.

A new four-story elevator tower was added on the north side of the building providing oversized elevator service to all floors of the building. The lowest level of the elevator tower extends one level below the existing ground floor requiring underpinning of the existing column footings, wall foundation and slab-on-grade to allow access to a low parking lot.

An MRI was installed on the ground floor with a new concrete base/foundation. Shielding was placed on all sides of the MRI; as such the existing second floor structure was analyzed to confirm its load carrying capacity.

The existing monumental stair in the atrium was removed and the floor opening on the second and third floors was partially infilled to modernize the lobby. A new 900 square foot two-story high glass entrance lobby addition was constructed as the new monumental entrance to the building. A new drop off porte-cochere which stands remote from the building and cantilevers over a drive lane was also installed.
