A fresh spin on urban living
Covering almost three acres and sitting on nearly a full square block, the Rodin Square development, a complex 520,000 square foot mixed-use project, combines high-end residential with amenities, 85,000 square feet of office space and retail, and below- and above-grade parking.
The ten-story residential portion, named Dalian on Fairmount, features 293 luxury residential apartments and a hotel-style lobby with a 20-foot-tall glass façade. Shared public spaces include a billiards room and an internet cafe; as well as a state-of-the-art fitness center and yoga room. Additionally, there is a 35,000 square foot rooftop Sky Park with an infinity edge pool, an indoor/outdoor heated cabana, an outdoor kitchen with multiple grills, and a large green roof feature.
The residential tower portion is rotated 40 degrees with respect to the retail podium structure, necessitating the design of portions of the podium as a transfer level with transfer girders up to 40 inches deep.
The ground floor of the retail podium will be the new home of a 55,000 square foot Whole Foods Market, featuring a 5,000 square foot café and a dramatic two-story glass façade. Having residential uses and a green roof and pool above the market necessitated the construction of an interstitial mezzanine, allowing for the collection of any leaking water.
Rodin Square will also include five tiers of below- and above-grade structured parking for 490 cars. The above grade parking is clad in perforated metal panels of varying colors which add dramatic visual interest to the mass.View the Gallery Print PDF
