From dreary to desirable
For the East Market mixed-use development, The Harman Group needed to find creative engineering solutions for a complex project. The 494,000 square foot steel frame development consists of 197-space parking, retail and apartments contained on two podiums. The east side of the site consists of a 15-story residential tower, two floors of retail, and a heavily landscaped amenities deck. The west side of the site features two floors of retail and is designed to accept a 220-foot-tall overbuild tower. Below the entire site are two underground levels for parking, a loading dock, mechanical and back of house space.
In designing this project on a challenging urban site, The Harman Group had to interface with existing buildings on the south side while accommodating the SEPTA subway tunnel on the north side. Combining parking, retail and apartments also posed unique structural challenges. To vertically integrate these elements, The Harman Group designed a lateral transfer level at the podium roof to shift the lateral system from the residential tower to the podium structure, allowing for optimization of the programming.
