Parking Ratio Increased

This existing 1970s vintage office building was fully renovated and repositioned for the office rental market. The 100,000-sf office had approximately 300 parking spaces in the surrounding surface parking lot.  This parking ratio of three spaces per 1,000 sf of office area was under parked by today’s standards.

The Harman Group was tasked with designing a parking garage on the existing tight, triangular, sloping site to increase the total site parking count to 459 parking spaces for a parking ratio of 4.5 spaces per 1,000 sf of office space.

The renovated two-level, open, long span, precast concrete parking garage provides 317 parking spaces, plus 31 spaces under the building, and 111 spaces in the parking lot.  The garage preserved existing surface lot parking spaces and drive aisles around the site as well as under the existing office building. Existing grading on a portion of the site was modified for access to the upper level of the new garage. The upper level slopes to match the existing sloping parking lot beneath the garage to reduce the garage height and perceived mass of the garage.
