Rising up to high standards

The existing building at 2040 Market Street in Philadelphia, formerly the headquarters for the American Automobile Association (AAA), vacant through the “Great Recession” of 2008–2009, until PMC Property Group of Philadelphia decided to develop a vertical and horizontal expansion of the existing five-story concrete framed building into 282 units of one- and two-bedroom residential apartments with ground-level retail and an underground parking garage.

Using a system incorporating a load bearing cold formed steel wall panel, along with a composite joist floor system, a 120,000 square foot vertical overbuild was designed that added eight residential floors to the existing building. The building was also expanded horizontally, with 68,000 square feet, adding to the original footprint and reaching the same top floor elevation as the overbuild.

To minimize cost and impact of the transfer structure between the concrete building and the new steel-framed floors above, a series of prefabricated in-wall HSS (steel tube) transfer trusses, designed to transfer the loads from above to the existing building columns, was provided in the lowest overbuild floor. The combined structure provides load bearing support, load transfer and serves as an architectural wall.

The basement of the existing building was converted into an underground parking garage with 187 car spaces to serve the building tenants. Two speed ramps were added to connect the streets with the garage below. The high ceilings of the basement level allow for the use of vertical car stackers to increase the number of spaces.

This vertical and horizontal expansion and renovation of the existing building turned a 120,000 square foot vacant office building into more than 300,000 square feet of vibrant residential rental units and ground-level retail space.

This project received The National Council of Structural Engineers Associations Excellence in Structural Engineering Award for Outstanding Project for Forensic, Renovation, Retrofit, and Rehabilitation Structures Over $20 Million and the Merit Award from Delaware Valley Association of Structural Engineers (DVASE).
