Getting more from a small footprint

This 31-story, 184,000 sf luxury urban residential condominium tower features 32 units with a penthouse, dining facilities, and a second floor mezzanine over a four-level, below-grade automated parking facility for 75 cars. Each unit occupies an entire 4,000 sf floorplate, utilizing cast-in-place Filigree concrete with three post-tensioned transfer slabs which allow for architecturally exposed concrete beams placed at the perimeter for maximum flexibility.

The parking for this tower is provided by a fully automated parking system that stores cars on a palletized system in the basement of the tower. The small urban site could not accommodate a traditional parking garage with ramps. There is a covered entrance court off the street with pedestrian access to the lobby. Adjacent to the courtyard are two loading slips where the vehicles access the automated vertical lift system to the basement. The Harman Group, now IMEG served as the structural engineer for the entire project.

This project received the Delaware Valley Association of Structural Engineers (DVASE) Award of Merit.
